Most homeowners we meet have a number in their head that came from a neighbour, a TV show, or a quote from three years ago. Prices have moved since then — materials most of all — so the first thing we do on a site visit is separate what the work actually requires from what the number was based on.

A fixed-price quote only works if the scope is genuinely complete before anyone signs. That means measuring, checking what is behind the walls where we can, and writing down the materials by name rather than by allowance. It takes longer up front, and it is the reason our quotes do not move later.

Where budgets usually go wrong is the middle of the project: a change requested verbally, never priced, and then argued about at the end. We price every change in writing before it happens, even small ones. If you decide against it, nothing changes.
